Phase V – Kitchen

Kitchen Renovation | The current kitchen is in basically gut and redo condition. It is 55 years old. Little is salvageable. Cabinet doors are missing, drawers are broken, countertops are falling apart, and most appliances are at end-of-life. Everything needs to be replaced with products of sufficient quality and durability to last for the next 20-30 years. The original built-in cabinet boxes may be salvageable, If so, we will renovate with new countertops, cabinet doors and drawers, replace paneling with drywall, replace the sink, fixtures, new appliances (except the dishwasher which had to replaced recently), tiling, flooring, lighting, etc. |
DRAINAGE/PARKING/DRIVEWAY AREA RENOVATION

Repair Driveway | Our insurance company has required that a portion of the driveway be replaced or repaired. Approximately 25 feet of the driveway from the street toward the house has crumbled. The concrete needs to be removed and replaced. |
Install Concrete Water Drain Along the Parking Area at the Street | The gravel parking area in front of the house needs repair. There is a reoccurring problem with canyon-like ruts due to water rushing down the hill and washing out the gravel. Replacing the gravel has proven futile. At the least, a concrete rain gutter needs to be installed at the road for rain run-off to prevent washing, and gravel needs to be reapplied and spread in the parking area. |
Or, Pave Parking Area with Concrete or Asphalt | Money permitting, asphalt or concrete in the parking area would be preferred. It would be more expensive but also more permanent. |
HALF-BATH/LAUNDRY AREA RENOVATION

RENOVATION FROM GARAGE TO A MEDIA ROOM

Walls & Ceiling | Too many paint mixers have left the garage in sad condition! Popcorn ceilings are falling off. Remove the loose popcorn ceilings. Paint the ceiling and walls. Replace lighting. |
Media System | Install a media system for brotherhood events and recruitment activities. |
BACKYARD STORAGE

BASEMENT HEAT/AIR UNIT

Fire Detection System | The insurance company has required that we purchase a professionally installed and monitored fire/smoke detection system. Two companies have been contacted for quotes. The first responded with a quote of $7,014 to install. |
Technology | Wired internet connections to each bedroom and to the study room. Additional electrical outlets for the study room for computers. |
PHASE VI – HVAC PAYOFF

Pay-Off System Replacement Debt | The 18-year-old HVAC unit at the house finally died in the summer of 2022. Replacement of the HVAC unit cost $6,800. Prior to the replacement, two A/C service companies were contacted to attempt repairs; however, it was the consensus that it was not worth salvaging. A new unit was purchased, and unfortunately, there were not sufficient funds to cover the costs of the new unit. Therefore, a $4,000 loan was taken to complete the payment. |
